"There are many players involved in a real estate transaction, from bankers to lawyers or even surveyors, so it's easy to feel overwhelmed," says Ron Abraham, president of the Ontario Real Estate Association. Abraham recommends talking to these providers sooner rather than later:

. Lender or mortgage broker: Meet with your financial expert early to see how much home you can afford, or if you are selling and want to move to a larger home, how much more you can afford each month.

. Insurance provider: You'll need property insurance when you finalize the mortgage, so speak to an insurance broker or agent before the sale closes. You'll want liability coverage, plus enough coverage to rebuild the property and replace all your belongings if damaged.

. Home inspector: OREA strongly advises having a professional home inspection before buying. Get a few names of reputable inspectors.
