A few old buildings will make way for a proposed Metrotown redevelopment, including a 38-storey apartment tower, which is going to a public hearing in the new year.

Proposals for three highrise residential buildings in Metrotown have been sent to a public hearing in May.

The three development proposals, which include a 39-, 33- and 31-storey tower, will build 856 new units and replace 211 units of low-cost, older rental units from apartments built in the ‘60s. Council will consider each proposal for first reading on May 7, and the public hearing will be on May 29 at 7 p.m.

All three projects would use the bonus density program, and deposit money into the Metrotown Town Centre account, which will be used to build amenities, including the Metrotown Performance/Events Centre. Of that money, 20 per cent will go to the Community Benefit Housing fund.

Blue Sky Properties is proposing a single 39-storey highrise apartment building with townhouses at 5977 Wilson Ave., for a total of 293 units. The existing two 1963-built apartments, with a total of 62 units,  would be removed to construct the new tower.

Belford Properties plans to build a 31-storey apartment building with three townhouse buildings (265 units) for a development at 6433 McKay Ave. and 6366 Cassie Ave., currently the site of two three-storey walk-ups and 95 units of housing.

At 6525 Telford Ave, Telford Avenue Project LP is planning a 33-storey highrise apartment building with two three-storey townhouse buildings (298 units) in the Maywood area of Metrotown. The building would replace a 54-unit, three-storey low-rise rental built in 1965.

This proposal notes that in this zoning category, there is an expectation of “significant community benefits,” as well as sustainable development, and high-quality public realm, and urban and architectural design.
