Land assemblies for sale on busy Delta strip

More high-density housing could soon be coming along 72nd Avenue in North Delta.

For sale signs have gone up for a large number of homes in recent days, side-by-side, advertising their availability as land assemblies. There’s several potential land assemblies for sale on the busy strip from around 116 to 112 streets.   

That area of 72nd Avenue has already seen a pair of land consolidations in the last couple of years including eight residential lots in the 11100 block of 72nd Avenue, near Heath Elementary school, where 60 townhomes are now being built.

Further up the street, a 40-unit townhouse development, located at the corner of 116th Street, is also under construction. Delta staff during that application acknowledged current traffic operations at 72nd Avenue and 116th Street during the peak hours experience “significant capacity issues and considerable vehicle queuing.”

Despite concerns raised by area residents about traffic during those applications, the city has been eyeing the corridor for townhouse and condo development, having approved a 72nd Avenue Revitalization bylaw which provides tax incentives for “investment in higher density townhouse developments through lot consolidation.”

Meanwhile, the new North Delta Area Plan focuses the concentration of higher density residential growth on four key areas: the Scott Road Corridor, the Nordel Social Heart, 84th Avenue as well as 72nd Avenue.
